CHICAGO — Family Dollar has completed a $74.7 million sale-leaseback involving 47 retail properties across 19 states, marking its second major portfolio transaction of 2026.
JLL Capital Markets and GA Group Real Estate represented seller FD Retail Properties LLC in the transaction. An institutional real estate investor acquired the 47-property portfolio, totaling 387,945 square feet.
Under the sale-leaseback structure, Family Dollar will continue operating the locations while unlocking capital tied up in the real estate. JLL and GA Group said the transaction provides the retailer with additional financial flexibility to support growth initiatives while maintaining its store footprint and operational continuity.
The portfolio spans markets across the country, giving the buyer geographic diversification and long-term retail tenancy.
The deal follows another Family Dollar sale-leaseback completed earlier this year involving 46 properties across 19 states. That portfolio sold for approximately $75 million.
Together, the two transactions encompass 93 Family Dollar properties and nearly $150 million in real estate.
JLL’s Net Lease Team and GA Group Real Estate exclusively represented Family Dollar in both transactions.
